The successful candidate will play a crucial role within the Properties Department, providing support in the management of SIA’s (including subsidiaries) real-estate portfolio of owned and leased properties worldwide.
Key Responsibilities
- Proactively source, negotiate, and secure property deals for SIA, including leasing, purchasing, sale, and development of properties for residential, commercial, and industrial use. Ensure all agreements reached reflect fair market value and favourable terms.
- Oversee the administration of all local and overseas leases for SIA, with a special focus on ensuring that premises supporting SIA’s operations are managed optimally. Timely and effective lease management is crucial as any issues can significantly impact the airline’s operations, profitability, reputation, and service quality.
- Conduct comprehensive feasibility studies and market research, analysing both macro factors (such as political, economic, tax, and legal considerations) and micro factors (including location, image, and operational needs). Present findings and recommendations to Senior Management to support informed policy and strategic decision-making on property matters.
- Serve as the key advisor and provide ongoing support to both local and overseas operations on all real estate-related issues. In cases of complex lease or property disputes—such as contract frustration or non-compliance by landlords or tenants—the jobholder is expected to assist and, where necessary, lead negotiations to resolve these matters effectively.
Requirements:
- Bachelor’s degree in Business Administration or Real Estate.
- Relevant working experience in the real estate industry preferred.
- Exposure in the regional real estate market is an advantage.
- Knowledge of valuation principles and cash flow modelling are essential.
- Ability to communicate and write well.
- Good aptitude for figures, analytical and resourcefulness.
- Good negotiation skills.
- Customer-oriented and service-minded.
