The position demands strong technical expertise in building utilities, experience in CAPEX project execution, and proficiency in compliance frameworks. The ideal candidate will excel in vendor negotiations, contract management, and ensuring seamless operational continuity and regulatory compliance.
Key Responsibilities
- CAPEX Infrastructure Project Execution
- Negotiate and ensure delivery and timely completion of CAPEX projects (HVAC, PA System, Safety and Security equipment & Furniture) for new and existing facilities.
- Coordinate with internal teams, architects, OEMs, contractors, and consultants for timely delivery.
- Coordinate site readiness, installation, commissioning, and documentation of infrastructure assets.
- Ensure compliance with safety norms, quality standards, and statutory guidelines.
- Annual Maintenance Contract (AMC) Management
- Manage closure and renewal of AMCs for the assets.
- Support in defining SLAs, monitor preventive maintenance schedules, and performance KPIs.
- Monitor contractor performance to minimize downtime through timely maintenance.
- Contract Negotiation & Compliance Management
- Negotiate and close contracts for Admin Services (ISO certifications, housekeeping, security, and escort guarding services).
- Manage procurements for executive protection across domestic and international locations.
- Ensure compliance with LEED, IGBC, and Fire & Life Safety standards.
- New Projects/Existing Project CAPEX
- Vendor Management & Governance
- Identify, evaluate, and onboard vendors to strengthen supplier base.
- Conduct Quarterly Business Reviews to assess performance and compliance.
- Drive continuous improvement initiatives and resolve escalations effectively
- Maintain strict ethical standards and uphold conduct in line with Company Policy
