Job Summary

The Senior Real Estate PlanningConsultant delivers on our Purpose by developing and maintaining a multi-year strategic Real Estate Plan containing goals, targets, strategies, initiatives, and roadmap of activities. This role will align planning efforts within Corporate Real Estate and act as a liaison to coordinate planning efforts with Network Planning, Ground Operations, Corporate Services, and Corporate Planning and Strategy, while driving initiatives and improvement efforts across the Department. The Senior Real Estate Planning Consultant is a strategic thinker with a continuous improvement mindset, who is ready to drive the future of Southwest Airlines.

Responsibilities
- Drive and ensure strategy and planning alignment for the Real Estate organization
- Partner with FP&A, Corporate Planning, Technology, Officers, and department planners to deliver regular planning processes: MTP, AOP, and MYP
- Work with Technology Partners to create and maintain holistic picture of LRA technology efforts underway, in planning, and under consideration
- Work with Corporate Planning & Strategy to ensure alignment of Real Estate efforts with Strategy Pillars
- Coordinate Real Estate Board of Directors updates
- Coordinate Real Estate topics and materials for Tuesday Governance
- Drive coordination and discussion through Real Estate Planning forums
- Develop and execute future state format for EFMP (i.e. Real Estate Planning)
- Coordinate creation of materials for monthly Executive Steering Group and Tuesday Governance updates
- Facilitate alignment between Real Estate Planning activities and other cross-Departmental streams of work (Examples include Airlines Design Team, Base Schedule Review, and WP process)
- May perform other job duties as directed by Employee's Leaders
Knowledge, Skills and Abilities
- Knowledge of functional and industry expertise to shape Enterprise-minded decisions
- Knowledge of Business Process and Organizational Change Management. Sought out by Leaders and Peers as an effective Partner; expands functional understanding and works as a change agent to refine and improve business processes
- Knowledge of in-depth expertise to feasibility estimation process and understands how to translate business needs into releases according to business value
- Knowledge of competitive landscape
- Knowledge of Corporate Delivery & Technology department goals relate to Company objectives.
- Skilled in narrating strategic vision through verbal and written communication
- Ability to shape and refine Business Processes within Corporate Delivery & Technology and across Customer groups to align to strategic vision
- Ability to drive innovation across customer groups within Corporate Delivery & Technology to strategically build Enterprise-wide capabilities
- Ability to build and nurture strategic relationships with Sr Leadership at all levels
- Ability to proactively drive conversations with Sr. Leadership at all levels up to and including the CEO
- Ability to manage enterprise-level scope; understands interconnected nature of Programs across Business portfolios
- Ability to advise Senior Leaders in Corporate Delivery & Technology in development of strategy to accomplish business objectives using a global perspective
Education
- Required: High School Diploma or GED
Experience
- Expert level experience, expansive and far reaching knowledge in:
- Strategic planning, managing business (non-technology) projects, or the business side of technology projects
- Building Executive Power Point decks and presentations and presenting to upper level management
- Strategic and financial analysis
- Analytical and quantitative skills with spreadsheets or other qualitative modeling
Physical Abilities
- Ability to perform work duties from limited space work station/desk/office area for extended periods of time
- Ability to communicate and interact with others in the English language to meet the demands of the job
- Ability to use a computer and other office productivity tools with sufficient speed and accuracy to meet the demands of the job
Other Qualifications
- Must maintain a well-groomed appearance per Company appearance standards as described in established guidelines
- Must be a U.S. citizen or have authorization to work in the United States as defined by the Immigration Reform Act of 1986
- Must be at least 18 years of age
- Must be able to comply with Company attendance standards as described in established guidelines
Pay & Benefits:
Competitive market salary from $122,200 per year to $135,800 per year* depending on qualifications and experience. For eligible Leadership and individual contributor roles, additional bonus opportunities are available and awarded at the discretion of the company.
